What should a Rotorua roof painting quote include?
A roof can look ready for paint from the driveway and still need repairs first. A useful quote explains what the painter found, what will be fixed, how the surface will be prepared and what finish is included. Here is the checklist we would use when comparing scopes for a Rotorua home.
Start with the condition of the roof
Ask what the inspection found on the roof itself, not only how many square metres will be coated. The material, worn areas, previous coatings, fixings, penetrations and access all affect the work. A roof with damage may need a repair scope before any painting decision. If the roof is unsuitable for coating, that should be explained rather than hidden in a low initial price.
For our Pukehangi corrugated iron project, the roof was not actively leaking at the start. The old ridge cap, loose lead-head nails, an unused chimney opening and surface oxidation were the reasons the work went beyond a colour change. Those observations shaped the actual job.
Six points to check in the written scope
1. Repairs before coating
Which fixings, flashings, ridge sections or penetrations need attention? The quote should identify the agreed repairs and who will do them. Painting over a loose or damaged detail does not make it sound.
2. Cleaning and preparation
Ask how dirt, loose coating and affected metal will be addressed, and how the roof material will be assessed before cleaning. The method should fit the roof and its condition; one generic process does not suit every surface.
3. Primer and finish
The proposed products, primer where required, number of coats and chosen colour should be named. This lets you compare the actual coating system rather than two totals with different inclusions.
4. Access and property care
A steep roof or difficult site changes the work plan. Discuss access, protection for windows and nearby surfaces, and how the crew will manage the site during preparation and coating.
5. Exclusions and variations
Ask what is excluded and how newly discovered repairs would be agreed. If a quote allows for a provisional item, it should say what could change and how approval will be obtained before extra work starts.
6. Inspection and care
Confirm what the final check covers, when the finished work will be reviewed with you, and what product or workmanship terms apply to this specific roof. Get the applicable terms in writing.
What the Pukehangi project shows
The recorded work included replacing the ridge cap, removing and patching the unused chimney opening, upgrading old fixings to Class 4 screws, treating rust, priming and applying two protective coats. This was one roof's scope, not a promise that every Rotorua roof needs the same work.

Comparing quotes without guessing
Put the scopes side by side. If one includes repairs, rust treatment and a specified primer while another only says “paint roof”, the totals do not describe the same job. Ask each contractor to clarify any vague allowance before choosing. A clear scope also makes it easier to discuss timing, access and what will happen if the condition changes once work begins.
