The homeowner was preparing to sell, hoping to take advantage of a favourable drop in interest rates. He initially planned a DIY paint job but stopped upon discovering the roof's poor condition, which was causing significant leaks. We were called to provide an urgent, professional solution.
The Challenge: A Leaking Roof in a Tough Location
This project faced two major obstacles:
- Extreme Location:
The Pukihangi area, sitting directly below Mount Ngongotahā, is one of Rotorua's most unpredictable weather zones for rain and humidity. - A Severely Damaged Roof:
Decromastic tiles require specialist knowledge. Over the home's history, improper foot traffic (stepping in the tile's middle) had created widespread bends and bumps.
Our Meticulous Restoration Process
To correctly and permanently restore this roof, our Rotorua team executed a highly detailed, multi-step process.
- 1. Preparation and Repair
First, we thoroughly waterblasted the roof. We then repaired every bent tile, which revealed numerous hidden cracks and holes. All of these were sealed using a high-grade modified silicone and charcoal patching system to ensure a permanent, waterproof bond.
2. Intensive Rust Treatment
We mechanically ground every visible spot of rust. Luckily, it was all surface rust, so the metal structure was still sound. A premium rust converter was applied to all ground areas, followed by a specialist etch primer on all bare metal.
3. Restoring the Texture and Finish
This intensive prep work stripped back the original stone chip, so we applied a new Stone Chip Coating to restore the texture. The entire roof then received a full coat of High-Build Base Coat to seal the repairs and bond the old surface.
Finally, we applied two coats of premium roof paint in the popular colour "Ironsand."
The Result: A Leak-Free Roof, as Good as New
Our team successfully navigated the tight deadline and the difficult Pukihangi weather. The homeowner was left with a fully restored, leak-free, and beautiful roof, allowing him to put the house on the market with confidence.
