Step 1

Homeowner was preparing to sell

The homeowner was preparing to sell and wanted to take advantage of improving market conditions.

He began planning a DIY refresh, then discovered serious roof leaks and widespread tile damage that made that approach too risky.

Our team was brought in to deliver an urgent, professional restoration before the property went to market.

Damaged decromastic roof before urgent restoration in Pukihangi

Stage 1: Severe decromastic wear identified before the home went to market.

Stage 2: Active leaks and weather exposure increased restoration risk.

Step 2

The Challenge: A Leaking Roof in a Tough Location

This project faced two major obstacles:

  • Extreme Location:
The Pukihangi area, sitting directly below Mount Ngongotahā, is one of Rotorua's most unpredictable weather zones for rain and humidity.
  • A Severely Damaged Roof:
Decromastic tiles require specialist knowledge. Over the home's history, improper foot traffic (stepping in the tile's middle) had created widespread bends and bumps.

Step 3

Our Meticulous Restoration Process

To correctly and permanently restore this roof, our Rotorua team executed a highly detailed, multi-step process.

  • 1. Preparation and Repair
First, we thoroughly waterblasted the roof. We then repaired every bent tile, which revealed numerous hidden cracks and holes. All of these were sealed using a high-grade modified silicone and charcoal patching system to ensure a permanent, waterproof bond.

Stage 3: Repair and sealing work rebuilt tile integrity before coating.

Mechanical rust removal and treatment on decromastic roof surface

Stage 4: Rust was mechanically treated and sealed for long-term durability.

Step 4

2. Intensive Rust Treatment

We mechanically ground every visible rust spot and confirmed the corrosion was still at surface level, with no structural failure.

Next, we applied a premium rust converter to treated areas and followed with specialist etch primer on all bare metal.

Step 5

3. Restoring the Texture and Finish

The heavy preparation stage stripped back much of the original stone-chip profile.

We reapplied fresh stone-chip coating to rebuild texture, then sealed the full roof with a high-build base coat to lock repairs into the existing surface.

Finally, we applied two coats of premium roof paint in the popular colour "Ironsand."

Stage 5: Stone-chip texture and base coats rebuilt a consistent roof profile.

Completed leak-free decromastic roof in Ironsand finish

Stage 6: Completed Ironsand finish delivered a leak-free, sale-ready result.

Step 6

The Result: A Leak-Free Roof, as Good as New

Our team delivered on a tight deadline despite difficult Pukihangi weather windows. The final result was:

  • A fully restored and sealed roof with no active leaks.
  • Repaired tile profile and consistent texture across the full surface.
  • A durable Ironsand finish that improved curb appeal before sale.

This allowed the homeowner to list the property with confidence and without ongoing water-ingress risk.
